COMMUNITY RULES AND REGULATIONS                                                                         

The following rules and regulations, being those rules referred to in your lease, are published for the information and adherence to by all residents occupying leased premises at Opportunity Homes.

These rules and regulations have been carefully prepared so that all who live on these premises will get the maximum benefit and enjoyment in the occupancy of the apartment homes.  The cooperation of all is most respectfully requested.

All residents are asked to observe the basic rules of courtesy, good judgment and cooperation with their neighbors, so that their conduct may be the same as they would expect to receive from those who live around them.

The following itemized specific rules are published and all those in occupancy at these premises again are respectfully asked to adhere to these specific rules:

  1. No CASH accepted. Payments must be in form of money order or cashier’s check.
  2. Resident is responsible for all utilities to leased premises, including but not limited to water, sewer, electric, trash removal, cable and telephone.
  3. When a hurricane warning is issued by any weather service for the New Orleans, LA metropolitan area, all tenants much evacuate 48 hours prior to projected impact day.  All food from refrigerators MUST be removed and refrigerator cleaned prior to vacating the home.
  4. Proof of utility connections including must be provided before keys will be released.
  5. NO pets allowed.
  6. Keys will not be signed out to anyone other than those who have signed the lease agreement.
  7. Lockout service is not provided. It is the responsibility and expense of the resident to call a lock service company.
  8. Do not alter or install any lock, knocker, peephole or other attachment on any door, wall or ceiling of the leased premises without prior written permission of management and at the expense of the resident. Management must have a copy of each key at all times.
  9. No smoking allowed in the leased premises.
  10. No burning of candles allowed in the leased premises.
  11. No interior alterations, additions, painting, replacement of blinds, foil on windows or redecorating may be done to leased premises or patios without prior written permission of management. If approved, all such alterations and additions and fixtures shall remain a part of the leased premises.
  12. Residents only are allowed to use washer and dryer.
  13. Resident will be responsible for the cost of any appliance repair to the leased premises if such repair is due to actions or negligence of residents, occupants, guests or invitees.
  14. More than two (2) appliance repairs attributable to actions or negligence of residents, occupants, guests or invitees will result in eviction proceedings.
  15. Unit inspections will be conducted monthly.
  16. Two (2) vehicles only per driveway.
  17. Inoperable vehicles are not permitted. Inoperable vehicles include, but are limited to, those that do not run for any reason, those that are not used for any reason and those with missing or expired inspection stickers or registration tags.
  18. Major vehicle repairs including changing oil and any other general work on vehicles are not permitted except for emergency work needed to start a vehicle or changing flat tires.
  19. Resident is responsible for the garbage removal for his/her leased premises. All garbage is to be placed in an approved garbage container.
  20. No plastic garbage bags permitted on or around the street or outside the apartment homes.
  21. Resident is responsible for the actions and conduct of occupants, guests and invitees.
